Terms of Service

PropFinder grants you a non-exclusive, non-transferable, limited license to access and use the Services for your personal, non-commercial use, subject to these Terms.

You must be at least 18 years old to use our Services. Using PropFinder is not the same as placing a wager: the legal age and rules for sports betting are set by the laws where you live and by each sportsbook, and in many places the minimum betting age is 21. It is your responsibility to make sure that your use of the Services, and any wager you choose to place elsewhere, complies with the laws that apply to you.

To use the Services you must create an account and provide accurate, current information. You must verify your email address before your account becomes active — we will send a confirmation link to the address you register, and the account cannot be used until that link is followed.

You are responsible for keeping your password and any sign-in links we email you confidential, and for all activity that takes place under your account. Accounts are for a single person; do not share your credentials or let anyone else use your account. Tell us at support@propfinder.app promptly if you believe your account has been accessed without your permission.

PropFinder is an independent sports research and data tool. We are not a sportsbook or gambling operator: we do not accept or place wagers, set lines or odds, hold your funds, act as a party to any bet, or pay out winnings.

PropFinder is not affiliated with, endorsed by, or sponsored by any sportsbook, betting exchange, or fantasy operator, or by any sports league, team, or player. Their names and logos are trademarks of their respective owners and appear in the Services only to identify them. Showing a sportsbook’s odds or a link to it is not an endorsement or recommendation of that operator.

You agree not to:

• copy, scrape, crawl, or harvest data from the Services by automated means (including bots, spiders, or scripts), or by systematic manual copying;
• resell, redistribute, publish, or commercially exploit any part of the Services or their data, or use them to build a competing product;
• share your account or credentials, or let more than one person use a single account;
• reverse engineer, decompile, or attempt to access the Services’ source code, APIs, or systems other than through the interfaces we provide;
• probe, scan, or test the security of the Services, circumvent any access control or paywall, or interfere with their normal operation, including by placing an unreasonable load on them; or
• use the Services for any unlawful purpose.

We may suspend or terminate accounts that break these rules.

We collect and use information such as email addresses and usernames to provide and improve our Services. For details, including which service providers we use and the choices available to you, please review our Privacy Policy.

Some features require a paid subscription. The price and billing period (monthly or yearly) are shown before you purchase. Subscriptions renew automatically at the end of each billing period, for the same period, at the then-current price, until you cancel. If we change the price of your plan, we will tell you before the change applies to you, and you can cancel before it does. If a subscription offer includes a free trial, you will be charged when the trial ends unless you cancel before then. Prices may be subject to applicable taxes.

Subscriptions purchased on our website are billed by PropFinder through our payment processor, Stripe. You can cancel at any time from Manage Account → Manage Subscription. When you cancel, your subscription will not renew and you keep access until the end of the period you have already paid for. If you cancel within three (3) days of your initial subscription purchase, you may request a refund by emailing support@propfinder.app (minus any applicable processing fees). Except for that initial window or where required by law, payments are non-refundable and we do not provide refunds or credits for partially used billing periods.

Subscriptions purchased through the Apple App Store or Google Play are billed by Apple or Google, not by PropFinder, and are governed by their terms. You must cancel those subscriptions through your Apple ID or Google Play account settings — deleting the app or your PropFinder account does not cancel them. Refund requests for these purchases must be made to Apple or Google under their refund policies; PropFinder cannot issue refunds for them.

We reserve the right to suspend or terminate your access to the Services at any time, with or without cause or notice. You may stop using the Services and delete your account at any time from Manage Account. Sections that by their nature should survive termination (including sections 4, 10 through 13, and 17) will survive.

The Services display information from, and links to, third parties that PropFinder does not own or control — including sportsbooks and other betting operators, sports data and odds providers, and other websites. Some links open a sportsbook’s site or app with a bet slip pre-filled as a convenience to you.

Any wager you place is placed directly with that sportsbook, under its own terms, rules, and privacy policy. PropFinder is not a party to that transaction and is not responsible for it, including whether the sportsbook accepts the bet, the odds or limits it offers at that moment, how it settles the bet, or how it handles your account, funds, or personal information. Odds, lines, and markets shown in the Services may differ from those available at the sportsbook when you arrive.

We do not review or endorse third-party content, products, or services, and we are not responsible or liable for them or for any loss or damage arising from your use of them. Your dealings with any third party are solely between you and that third party.

The Services are provided on an “as is” and “as available” basis. All warranties, express or implied, are disclaimed, including warranties of merchantability, fitness for a particular purpose, accuracy, and non-infringement. We do not promise that the Services will be uninterrupted, error-free, or available at any particular time.

PropFinder presents statistics, projections, ratings, odds and other figures compiled from third-party data sources. This information may be incomplete, delayed, out of date or incorrect, and odds in particular change constantly and may differ from what a sportsbook is offering at the moment you look. Nothing in the Services is a prediction, guarantee or assurance of any outcome or profit, and nothing we display is betting, financial, or other professional advice. You are responsible for verifying any information before you act on it, and any wager you place is made at your own risk.

To the maximum extent permitted by law, PropFinder shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any wagering losses, arising out of or related to your use of the Services or of any third-party service linked from them.

All content, trademarks, and intellectual property rights in the Services are owned by PropFinder or our licensors. If you send us suggestions or feedback, we may use them without any obligation to you.

You agree to comply with all applicable export and re-export control laws and regulations.

PropFinder provides Services for research and entertainment purposes only. We do not facilitate or encourage real-money gambling. Only bet what you can afford to lose. These Terms are governed by the laws of the State of Delaware, United States.

We may revise these Terms from time to time. When we make a material change we will update the Effective Date above and let you know by email or through the Services before the change takes effect, and we may ask you to accept the revised Terms before continuing to use your account. For other changes, your continued use of the Services after they become effective constitutes acceptance.

Marketing email is optional and separate from your agreement to these Terms. You choose whether to receive it when you create your account, and you can change that choice at any time from your account settings or by using the unsubscribe link in any marketing message. We will honour a change promptly.

Some messages are not marketing and are sent regardless of that preference, because they are part of operating your account: email verification, password resets and sign-in links, billing and subscription notices, security alerts, and changes to these Terms or our Privacy Policy. You cannot opt out of these while your account is open.

If any provision of these Terms is found unenforceable, it will be enforced to the maximum extent permitted and the remaining provisions will stay in full effect. Our failure to enforce any provision is not a waiver of it. These Terms, together with our Privacy Policy, are the entire agreement between you and PropFinder about the Services and replace any earlier versions. You may not assign these Terms without our written consent; we may assign them in connection with a merger, acquisition, or sale of assets.
